How to Choose a Home Stager in Sydney: 10 Questions to Ask (2026)
Goldpac PTY LTD, Valentin

The short answer

Goldpac Home Staging's advice on how to choose a home stager in Sydney is to judge ten checkable facts rather than a gallery: a published fixed price, what the hire includes and for how long, deposit and payment terms, how fast the quote and install are, who owns the furniture and trucks, who directs the install, insurance and registration, published results against suburb medians, whether lived-in homes and partial scopes are handled, and what happens if the campaign runs long or sells early. Every one of them can be asked before booking and answered in writing. Goldpac publishes its own answers: prices from $2,300 +GST, 12 weeks furniture hire included, no deposit, a fixed quote within 2 hours, a one-day install with its own furniture and trucks, and 34 published results that sold in a median of 18 days against a 37.5-day suburb median.

Key takeaways

  • Choose a home stager on facts that can be checked before booking — price, hire terms, payment, timing, ownership of the furniture, insurance and published results — not on a portfolio alone.
  • A fixed, published price and a written install date remove the two most common surprises in a staging job.
  • Results are only comparable when they come with the suburb median beside them; Goldpac's 34 benchmarked results sold in a median of 18 days against 37.5.
  • Any Australian business's ABN can be checked on the public ABN Lookup; Goldpac PTY LTD's ABN 45 679 634 130 has been active since August 2024.
  • Ask what happens at both ends of the campaign: Goldpac includes 12 weeks of hire, charges 10% of the project fee per week after that, and collects on 7 days' notice if the home sells early.

What should you ask a home stager before booking?

Knowing how to choose a home stager in Sydney mostly comes down to asking the same questions of every stager on the shortlist and getting the answers in writing. Ten questions cover almost everything that goes wrong in a staging job. Each one has a plain answer, and a stager who has thought about their service will have it ready. This is the list, with Goldpac's own answers as a benchmark:

Is the price fixed and published?

Start here, because it decides how much of the rest you need to negotiate, and because it is the quickest way to choose a home stager whose price will hold. A stager who publishes prices by bedroom count lets the agent quote the vendor in the listing appointment; a stager who prices only after a site visit adds a step and a variable. Ask, too, whether the price can change after booking — and get the answer in writing.

Goldpac's prices are public at goldpac.com.au/pricing-package, from $2,300 +GST for a one-bedroom apartment, with extra living areas, outdoor spaces and difficult access priced as add-ons rather than surprises. On Nagurra Place, Rozelle, the address came in and a fixed quote went back within two hours; the install was booked the same day for the morning after the tenant left. The Sydney home staging cost guide has the full table and what changed in 2026.

What does the hire include, and for how long?

Read the hire terms as carefully as the price. The useful questions are concrete: how many weeks are included, what an extension costs per week, how much notice is needed for collection if the home sells early, and what is not included at all. Vague terms are where a cheap-looking quote becomes an expensive campaign.

Goldpac's terms are short enough to quote in full: 12 weeks furniture hire included from install day; after that, 10% of the project fee per week; if the property sells early, 7 days' notice and the furniture is collected, with the fee not refunded. Cleaning, rubbish removal, trades and painting are not part of the package. The guide to what a staging quote should include goes line by line.

Who owns the furniture, and who turns up on the day?

A stager who owns its stock, its warehouse and its trucks controls the date. One who hires furniture or subcontracts delivery has to coordinate other businesses' calendars, and every extra link is a chance for the install to slip. Ask directly, and ask who will be on site.

The second half of that question is leadership. When several people place furniture with no single brief, rooms end up styled in different hands. In Haymarket, Goldpac's stylist arrived at 10am on a Wednesday and directed the install from start to finish; by 2pm the living room, dining corner, sunroom and both bedrooms were done, each bedroom with its own palette. Larger homes scale the crew, not the leadership: a new five-bedroom duplex in Kingsgrove took two trucks and a crew of five and was finished by midday.

How fast should a stager quote and install?

Fast enough that staging never sets the campaign date. A quote that takes days to arrive pushes every later step; an install that runs across several days leaves rooms half-finished when the agent wants to launch. Ask for both numbers, and ask whether the install date is confirmed in writing.

Goldpac quotes within 2 hours of receiving the address and installs in one day. When the home is clean and access is organised, installs usually happen within 24–48 hours of booking, and Goldpac recommends booking 1–2 weeks before the campaign date so the property itself is ready. In Toongabbie, the truck arrived inside an 8am-to-12pm window, one stylist directed the install, and the villa was staged by noon; it sold 18 days after listing against a 34-day unit median (CoreLogic 2026). Access and keys are agreed before the truck is loaded, and the date confirmed in writing is the date delivered.

Who pays, and when?

Payment terms change who carries the cost during the campaign, so ask three things: is there a deposit, when is the balance due, and who is invoiced. A deposit to hold a date ties up money before anything is installed; a long payment window lets the cost sit inside the campaign rather than in front of it.

Goldpac takes no deposit, and payment is due within 60 days of installation for approved clients. Prices exclude GST, which is added to the invoice. Usually the agency is invoiced, and Goldpac invoices the vendor directly when the agent asks; vendors who book themselves pay the published price.

How do you compare two staging quotes fairly?

Put them on the same footing before comparing totals. Two quotes for the same house can differ by what they include rather than what they charge:

  • The same rooms: bedrooms by the advertised count, plus any study, second living area, balcony or courtyard staged.
  • The same hire period, and the weekly rate after it.
  • The same services: delivery, install, collection, and whether access charges are already in.
  • The same terms: deposit, payment date, GST, and what happens if the home sells early.
  • The same proof: insurance, ABN, and results with suburb medians.

Once those match, the remaining difference is the one that matters for the sale: how the rooms will look at the first open and how quickly homes like this one have sold after staging.

Who will you deal with?

One contact from quote to collection saves the agent a dozen calls. Ask who quotes, who is on site on install day, and who to ring when the home sells. At Goldpac, Valentin Kondratyev, the founder, quotes every job and stays the contact from quote to collection, and Maria, the lead stylist, leads the styling on install day.

Can they show results, not just a portfolio?

A styled room proves taste; a sale date proves effect. Ask for results with three numbers attached: how many days the home took to sell, the suburb median for the same property type, and where that median came from. Without the benchmark, "sold in 21 days" could be fast or slow.

Goldpac publishes its results that way. The Castlereagh Street apartment in Haymarket sold in 21 days in a suburb where units had been averaging 68 days (CoreLogic). Across 34 published Goldpac campaigns with a stated benchmark, staged homes sold in a median of 18 days against 37.5, and every result links to its case study in Does Home Staging Sell Sydney Homes Faster? 34 Tracked Results (2026). Ask any stager for the same: a list, with medians, that you can click through.

Are they insured and registered?

Staging means carrying furniture through someone else's home, past new floors and fresh paint. Ask for the public liability cover and the insurer, and check the business itself: every Australian business number can be looked up on the government's free ABN Lookup, which shows the entity name, status and GST registration.

Goldpac PTY LTD holds $20 million public liability insurance with NRMA Insurance. Its ABN, 45 679 634 130, has been active since August 2024 and is printed on the About page and in the site footer.

Will they stage a lived-in home or only part of one?

Many Sydney sales happen with the owners still at home, so a stager who only furnishes empty rooms covers part of the market. Ask whether they will work around the owners' furniture, whether there is a minimum scope, and who decides which rooms are staged.

Goldpac stages occupied homes regularly and has no minimum scope; the stylist assesses the home and recommends the rooms that carry the sale. On Terry Street, Rozelle, a partial scope around the owners' furniture preceded a $3,075,000 sale the day before auction. The detail is in Staging an Occupied Home in Sydney and Partial Home Staging vs Full Staging in Sydney.

Which answers should prompt a second question?

None of these is a reason to walk away on its own, but each is worth a follow-up before booking:

  • A price that will only be confirmed after a site visit — ask what could change it.
  • Hire terms with no stated number of weeks — ask for the number and the weekly rate after it.
  • An install spread over several days — ask why, and whether the campaign date depends on it.
  • Delivery or furniture supplied by another company — ask who carries the risk if the truck does not arrive.
  • Results without suburb medians — ask for the benchmark and its source.

When does the choice of stager matter less?

When staging itself is the wrong call. If the sale is about the land, if an off-market buyer is already lined up, or if the home needs repairs before anything else, no stager's answers to these ten questions will change the result. Proof spotlight

Haymarket · Castlereagh Street · 2-bedroom apartment · Installed Wednesday 26 August, 10am–2pm · Listed Thursday 3 September · Sold in 21 days · Haymarket units: 68 days on market on average (CoreLogic, 12 months to March 2026)

A freshly renovated, completely empty apartment near Central Station, selling into a quiet market: 106 square metres, a separate lounge and dining area and an enclosed sunroom that, empty, read as a glazed corridor. One stylist staged it in four hours — pale grey slipcovered seating on a cream rug, two chairs angled to the glass to give the sunroom a purpose, and a plum-and-brass bedroom beside a white-and-denim one.

FAQ

How much should home staging cost in Sydney?

It depends on the size of the home and what is included. Goldpac's fixed prices are $2,300 +GST for a one-bedroom apartment, $2,800 +GST for two bedrooms, $3,500 +GST for a three-bedroom home, $4,500 +GST for four and $5,500 +GST for five, with 12 weeks hire, delivery, installation and collection included. The full list is at goldpac.com.au/pricing-package.

How do I check a home stager's ABN and insurance?

Search the business name or number on the free ABN Lookup at abr.business.gov.au, which shows whether the ABN is active and registered for GST. For insurance, ask for the public liability amount and the insurer. Goldpac PTY LTD's ABN 45 679 634 130 has been active since August 2024, and it holds $20 million public liability cover with NRMA Insurance.

Does a home stager need to visit before quoting?

Not always. Goldpac quotes from the address and the bedroom count, with any extra rooms, outdoor areas and access details, and the fixed quote comes back within 2 hours; a lived-in home does not need a site visit to get a number. The price is confirmed before booking and does not change after.

What results should a home stager be able to show?

Sold results with the suburb median beside them and the source of that median. A days-on-market figure alone cannot be judged. Goldpac publishes 34 results in that form: staged homes sold in a median of 18 days against a 37.5-day suburb median, and every result links to a case study with the address street, the dates and the benchmark.

Can a large house really be staged in one day?

Yes, with a bigger crew rather than more days. A new five-bedroom duplex in Kingsgrove was staged by two trucks and a crew of five and finished by midday, and a four-bedroom house in Glebe had every room staged between 10am and 5pm. One stylist directs the install either way.

Should I choose a stager who covers my area?

Yes — local coverage keeps install windows reliable. Goldpac stages across Greater Sydney from its Castle Hill warehouse: the Hills District and North West, the North Shore, the Inner West, the Northern Beaches, the Eastern Suburbs, South West Sydney, the CBD and city fringe, and Parramatta and Western Sydney. The areas page lists the regions.
