Add-ons exist because a four-bedroom home with a study, a media room and a sixty-square-metre alfresco is a different job from a four-bedroom home without them: more pieces, more hours on site, a fuller truck. Each add-on is named in the quote before the job starts, not discovered on the invoice. The access line covers what a long carry actually costs in labour, whether that is a fourth-floor walk-up or a driveway the truck cannot enter, and it is set once the stylist has seen the access, not estimated afterwards.

One stylist owns the job from quote to removal, so the agent makes one call and the date holds. The home is staged and camera-ready by the agreed time on install day, scheduled around the dates in the campaign that cannot move: the photography booking, the first open, the auction.
Twelve weeks matters more than it looks. Published Sydney fee guides describe hire periods of four to six weeks as standard, with extensions charged when a campaign runs long. At the current national median of 39 days on market (Cotality, September 2026), a four-week term expires before the median home has sold. Twelve weeks covers a full auction campaign, a private-treaty campaign that needs a second month, and a relaunch if the first attempt needs one.
How Goldpac's prices compare with the Sydney staging market
Published Sydney and national fee guides in 2026 put full staging of a vacant one- or two-bedroom apartment at roughly $2,000 to $3,500, a two- or three-bedroom home or townhouse at about $3,500 to $5,000, and four-bedroom-plus or premium homes at $6,500 to $12,000 and above, with the top of each band in the Eastern Suburbs, North Shore and Inner West. Against those bands, Goldpac's one- and two-bedroom rates sit inside the apartment range, the three-bedroom rate sits at the floor of the house range, and the four- and five-bedroom rates sit $2,000 or more below the floor of the large-home range, with twelve weeks of hire instead of four to six.
Two things usually explain the gap between quotes. The first is what counts as included: a low headline number with delivery, installation, removal and hire extensions itemised separately can end higher than a fixed figure that carries all of them. The second is whether the number is a quote or an estimate. Goldpac's is a quote. It is issued within two hours of the address, confirmed at the stylist's visit, and it is the number on the invoice.
Goldpac's list price is set by what is staged, not by the suburb. A two-bedroom apartment in Castle Hill and a two-bedroom apartment in Bondi cost the same to stage, and a house costs more than an apartment only because it carries more zones: a second living area, a larger outdoor space, a full-day install. Every one of those variables is in the two tables above, which is the point of publishing them.
Why the price changed in 2026
Goldpac held its rates unchanged for more than a year. The 2026 list above applies to new bookings from September 2026: the one-bedroom rate is $300 higher than the rate it replaces, the two-bedroom rate $400 higher, and the three- and four-bedroom rates $500 higher. The five-bedroom rate is unchanged at $5,500, and its package now covers three living areas including a formal lounge, where it previously covered two.
Three costs moved, and none of them were ours to choose. Modern award minimum wages rose 4.75% from 1 July 2026 under the Fair Work Commission's Annual Wage Review, the largest increase since 2023. The Commission cited inflation above the Reserve Bank's target band and global fuel supply disruptions in reaching that figure, and the same disruptions sit in the diesel bill: every install is a truck loaded in Castle Hill, driven to the property and driven back, and every removal is the same trip in reverse. The rent on the warehouse that holds the furniture went up as well.
Over the same period the team grew, because the promise underneath every price on this page is a date that holds. The install happens on the agreed day, in the agreed window, and the home is staged and camera-ready by the agreed time. Keeping that promise across more listings a month means more stylists and more crew, not a longer queue.
What did not change: twelve weeks of hire, no deposit, payment within 60 days of installation, a fixed quote within two hours, and one stylist on the job from the first measurement to the last removal.
What the number buys: the market's own maths
Sydney is a softer market in 2026 than it was a year ago. Cotality's September Housing Chart Pack puts the national median time on market at 39 days, up from 28 a year earlier; the median vendor discount across the capitals at 4.2%, the widest since January 2023; total listings above 139,000, up 18.1% on the year; and the auction clearance rate below 50% since early June. Sydney dwelling values sit 7.1% below their February 2026 peak, with the top quarter of the house market down 10.7%.
Put the staging fee next to those numbers. The Sydney median unit value is $878,176 (Cotality, August 2026). Staging a two-bedroom apartment at $2,800 is 0.3% of that. A 1% price reduction on the same unit is $8,782, three times the staging fee. The median vendor discount of 4.2% is $36,883 on that unit, thirteen times the fee. On the median Sydney house, valued at $1,494,878, a four-bedroom staging at $4,500 is 0.3% of value, and the 4.2% median discount is $62,785.
Time costs money as well. A working rule Goldpac uses with agents: every week a campaign runs longer than it needed to costs the vendor roughly 1.2% of the final price, in carrying costs and in buyer fatigue. On the median Sydney house that is about $17,900 a week. Staging cuts that exposure at the front of the campaign. RESA's industry data puts the reduction in time on market for staged homes at 73%, and the National Association of Realtors' 2025 survey found 82% of buyers said staging helped them visualise the property as their own. Where staging adds little, the stylist says so at the quote stage. A land-value or development sale, an off-market deal with the buyer already secured, or a home that needs repairs before it can be shown are the usual cases. In those situations Goldpac recommends what to fix first, or a partial install, or nothing at all, because a fee that does not move the result is not a fee worth charging.
Partner pricing for agents
Agents who bring Goldpac five or more listings a year are on partner rates: $200 below the public list on every bracket, so $2,100 for a one-bedroom apartment, $2,600 for a two-bedroom, $3,300 for a three-bedroom home, $4,300 for a four-bedroom and $5,300 for a five-bedroom, all +GST. Partner rates apply from 1 November 2026 and are fixed until November 2027, and partner bookings take priority in the install calendar. Everything else is identical: twelve weeks of hire, no deposit, payment within 60 days of installation. An agent on three listings this year is two listings away from partner rates, and Goldpac keeps the count.
