Kingsgrove · Junee Crescent · 5BR brand-new duplex · Staged in one day · Camera-ready by midday · Live campaign, price on request · Kingsgrove house median DOM: 36 days (Cotality 2026)
Brand-new, double brick, five bedrooms, a plunge pool — and nothing for a buyer to hold onto. That was the duplex on Junee Crescent, Kingsgrove, the day it was handed over. Every surface was finished: herringbone oak upstairs, a curved timber island under veined stone, a fireplace set into textured render, sandstone flagging behind the pool. Every room was empty. Across Kingsgrove and the wider St George and Canterbury-Bankstown belt, empty new builds share one problem. They compete against a street of other new duplexes with the same tiles, the same joinery and the same white walls. Buyers admire the finishes, walk out, and by the time they reach the car they cannot say which house was which.
Goldpac's job was to make this one the house they remember, without costing the campaign a single day.
The address came in and the quote went back fixed. The install was booked as one day, set around the date the campaign would launch from. On the day two trucks arrived, a crew of five went to work and one stylist directed every placement. By midday the house was fully staged and camera-ready: entry sitting room, main living, kitchen and dining, five bedrooms, the covered alfresco and the rear deck.
The entry sitting room came first, because that is where a new build loses people. The front door opens straight into a small room with two corner windows. Empty, it reads as a wide hallway. A kidney-shaped bouclé sofa and a matching curved chair went onto a round cream rug, with a glass table on a timber cross base, a brass floor lamp and a gold-veined abstract above. The curves echo the curved balconies on the facade. The room now has a purpose in the first five seconds: a quiet place to sit that is not the main living area.
The main living room carried the biggest risk. A long white space with a built-in fireplace is the room that looks expensive and feels cold. Colour went in where the architecture had none: a burnt-terracotta velvet rug, two rust bouclé armchairs angled at the fire, a modular cream sofa closing the group, a gold-rimmed glass table, globe floor lamps and a faux-fur throw. A tall fiddle-leaf fig by the glass doors draws the eye through to the outdoor room. The fireplace stops being a wall feature and becomes the reason to sit down.
In the kitchen and dining zone the oak joinery already does the heavy lifting, so the furniture stays light. Cane-back oak chairs sit at a glass table on a timber pedestal: the glass keeps the sight line to the island open, and the cane adds texture against so much smooth stone. The island got one gesture, not clutter — artichokes, green apples, a bottle and four flutes on a brass tray.
Five bedrooms can blur into one, so each was given its own temperature. The main bedroom runs green: a velvet headboard, olive satin bedding, green ceramic lamps and a curved oak console under textile art, tied to the gum trees beyond the balcony glass. The second bedroom runs warm, with a mustard velvet quilt, a terracotta geometric rug and mushroom lamps. The downstairs guest room stays calm in white waffle and a mustard throw. Outside, a timber lounge with blue-and-white cushions sits under cover beside the lap pool, and two rope chairs give the rear deck a reason to exist.
Then the part agents rarely see written down. Two trucks meant two unloading sequences on a quiet street with a fresh cobblestone driveway, timed so nothing sat on the kerb. Five people meant rooms ran in parallel, upstairs placed while the ground floor was dressed. New stone and herringbone meant floor protection down before a single piece moved. The stylist walked every room last, set the lamps on and squared the throws. The house was finished before lunch, nothing was left for the agent to tidy, and the campaign date did not move. That is the version of home staging Sydney agents can actually plan a launch around.
One detail made it into two rooms: a small green plush crocodile, on the living-room sofa and again on the bouclé bench in an upstairs bedroom. It is the only thing in the house not chosen to sell anything.
The campaign is now live, for sale with price on request. Kingsgrove houses take a median 36 days to sell (Cotality via YourInvestmentPropertyMag, 12 months to June 2026). The result will be added here when the campaign closes.

Goldpac PTY LTD is a Sydney home staging company based in Castle Hill, providing property staging for sale campaigns — one stylist directs the install and the home is staged and camera-ready on the agreed day. This project was a brand-new five-bedroom, three-bathroom duplex with two living areas, a covered alfresco and a plunge pool on Junee Crescent, Kingsgrove NSW 2208, in the City of Canterbury-Bankstown, listed with Ray White Earlwood. The full vacant staging was completed in one day by the same stylist, with two trucks and a crew of five, and the house was camera-ready by midday. The campaign is live with price on request, against a Kingsgrove house median of 36 days on market. For agents comparing home staging Sydney providers for new-build duplexes, it is a documented example of what one booked install day delivers.
Kingsgrove houses sell in a median 36 days at a median price of around $1.93M (Cotality via YourInvestmentPropertyMag, June 2026). Buyers for a new five-bedroom duplex here are typically families moving up from an older brick home in the surrounding St George and Canterbury suburbs, paying for space and new-build certainty. The room that decides it is the second living area: these buyers need to see one room for the children and one for the adults. If both read as the same empty white box, the extra lounge and the fifth bedroom look like space they are paying for and cannot use. Staging gives every room a job before the first inspection, which lets a new duplex compete on how it feels rather than on finishes every neighbour also has.
How much does it cost to stage a 5-bedroom home in Sydney?
Five-bedroom homes start from $5,500 +GST, covering the living areas, dining and an outdoor or alfresco space, with a full-day install. Furniture, styling, delivery, installation, up to 12 weeks of hire and removal are included. No deposit, payment within 60 days of installation. Full pricing at goldpac.com.au/pricing-package.
Will the property be ready in time for my photographer?
Yes. The install is scheduled around the booking and the home is staged and camera-ready by the agreed time. Access, timing and finish are confirmed before the day.
How reliable are Goldpac's install dates?
The booked window is the window: one stylist owns the job from quote to removal — the agent makes one call and the date holds. Goldpac schedules around the campaign rather than asking the campaign to schedule around staging.
How long does it take to stage a brand-new five-bedroom duplex in Kingsgrove?
One day. On Junee Crescent two trucks and a crew of five worked the house under one stylist, upstairs and downstairs in parallel, and every room including the alfresco and rear deck was camera-ready by midday.
Who stages new-build duplexes in Kingsgrove and the St George area?
Goldpac stages new-build duplexes across Kingsgrove, St George and Canterbury-Bankstown, alongside its core Hills District work. The Junee Crescent project shows the approach: full vacant staging, a different palette for each bedroom, and a one-day install built around the agent's launch date.
Is home staging worth it for a brand-new duplex in Kingsgrove?
Usually, when it goes to open market vacant, because new duplexes on the same street share finishes and buyers need help telling them apart. It adds little when a buyer is already secured off market or the sale is really about the land. In between, Goldpac stages the living areas and main bedroom first and adds rooms only where they change what buyers see.
