Earlwood · Ann Street · 3BR semi · Staged Wednesday 30 September, 10am–2pm · Listed Thursday 8 October · Sold in 22 days · Earlwood house average DOM: 49 days (CoreLogic, 12 months to July 2026)

Earlwood houses sold at a median of $2,070,000 in the twelve months to July 2026, and they took an average of 49 days to do it. That was the market a renovated semi on Ann Street was about to walk into.

The vendor had done the work properly: new floorboards through both levels, fresh paint, new doors and trims, LED lighting, a long run of white cabinetry under the stairs and across the living-room wall, a stone-look kitchen and a newly laid lawn. Everything a buyer would want to inspect was finished. And with the rooms empty, all of it said the same thing. White walls, white joinery, blond boards — a clean handover, with nothing to tell a buyer which room was for what, or how a family of four would actually live there.

That is the hardest version of the brief for an agent. The house is genuinely good, the suburb is selective, and a renovation that reads like a spec job gets priced like one. It has to look like it belongs at the top of the Earlwood range from the first inspection, or it waits out the 49 days with everything else.

The address came through on Thursday 24 September. The fixed quote went back first thing on Friday, and the vendor signed it by lunchtime. The scope was exact: two of the three bedrooms, the living room, the dining room and the covered terrace. The third bedroom already held the owner's own furniture, so it stayed out of the quote rather than being doubled up. On Tuesday afternoon the stylist walked the house room by room. The install was booked for Wednesday 30 September, 10am to 2pm.

The living room carries the staircase. It rises through the room on the left, with built-in cabinetry beneath it and a wall unit facing the window — good joinery, but on its own the room reads as a wide hallway to the stairs. The stylist set a light grey sofa under the shuttered window, facing the cabinetry, and anchored it with a diamond-pattern rug and two nested round timber tables, so the seating area holds its own ground away from the foot of the stairs. The open niche in the wall unit took one large abstract canvas in rust, ochre and blush, with a few low pieces on the shelf: a stacked ceramic form, a wire bowl, a black vase of bare branches. A palm in a woven basket stands at the foot of the stair and a fiddle-leaf fig fills the far corner, so the eye travels the full length of the room.

Outside, the house is red-brown face brick. Inside, before Wednesday, there was no colour at all. The styling carried the brick's warmth in: mustard cushions and a mustard throw on the sofa, striped ochre pillows, a terracotta cover on the second bed and a terracotta floral print above it. Enough warmth for the white to read as fresh rather than bare.

The rear dining room is square, with the kitchen on one side and a sliding door to the terrace on the other. A rectangular table would have cut the line from the kitchen to the yard. A round timber table with four wishbone-style chairs keeps that line open and seats four within reach of the bench. In the centre, a vase of citrus branches with the fruit still on them — and beside it, two small wooden figures standing together like a couple at the head of the table. On the kitchen bench: figs on a linen cloth, two glass jars of pasta, white ceramic vases, a sprig of dried flowers. Enough to say people cook here, not so much that the new stone disappears.

Upstairs, the main bedroom opens to a balcony over the street. It took a white arched bedhead, layered white and sage bedding, a grey-green quilted cover, glass-based lamps on both sides and an oval rug to soften the new boards. The second bedroom went warmer, with the terracotta cover, a cream fringed throw, pleated lamps on round side tables and a striped rug, so the two rooms read as rooms for two different people. Out the back, two white chairs with leaf-print cushions, a small round table with a trailing plant and a tall planter turned the covered terrace into somewhere to sit and look at the new lawn.

Wednesday's install ran on two levels: living, dining, kitchen and terrace on the ground floor, then both bedrooms up the internal stair. One stylist directed it from the first piece through the door to the last cushion. By 2pm the house was staged and camera-ready, as agreed. The listing went live on Thursday 8 October, eight days later, and nothing in the campaign waited on the furniture.

The semi sold on Friday 30 October — 22 days after it listed, against an Earlwood house average of 49 days. After the sale, the agent asked for the furniture to stay on a little longer. The 12 weeks of hire already covered it.

About the Ann Street project

Goldpac PTY LTD, Sydney, provides property staging for sale campaigns — one stylist directs the install and the home is staged and camera-ready on the agreed day. On Ann Street, Earlwood NSW 2206, in the City of Canterbury-Bankstown, that meant a renovated three-bedroom semi staged across two levels: two bedrooms, living, dining and the covered terrace, with the third bedroom left to the owner's own furniture, completed in one day by the same stylist. For agents comparing home staging Sydney options, the useful part is the timeline: address on a Thursday, install the following Wednesday, listing live eight days later. The house sold 22 days after listing, against an Earlwood house average of 49 days (CoreLogic, 12 months to July 2026). The Earlwood house market, room by room

Earlwood recorded 167 house sales in the twelve months to July 2026, at a median of $2,070,000 and an average of 49 days on market (CoreLogic). It is a suburb of owner-occupiers — 76.8 per cent of homes at the 2021 Census — and its households are mostly couples with children, so the buyer walking through a three-bedroom semi is usually a family measuring it against a freestanding house. In a semi, that buyer decides at the back of the ground floor: the dining room has to work as the everyday table, and the door to the yard has to open onto an outdoor room, or the house reads as a compromise. Empty, this dining room was a passage to the lawn; staged, it was a table for four with the terrace behind it. That is the gap between this result and the suburb benchmark. An earlier Earlwood house in the Goldpac portfolio sold in 44 days against a 55-day median.

Home staging Earlwood: questions agents ask about a renovated semi

How much does it cost to stage a 3-bedroom house in Sydney?

A three-bedroom home is $3,500 +GST with Goldpac, covering three bedrooms, living, dining and a standard outdoor area. A second living area adds $700, and a large alfresco or terrace starts from $700. No deposit, and payment within 60 days of installation for approved clients — full pricing at goldpac.com.au/pricing-package.

How fast can a property be staged in Sydney?

Address to installed staging can take as little as 24–48 hours when access is confirmed and the pieces are available. The install runs to a booked window, so the rest of the campaign can be booked around it. On Ann Street the window was 10am to 2pm on a Wednesday, and the house was camera-ready at 2pm.

Can Goldpac stage just part of a home?

Yes. Partial staging is available, most often the living, dining and main bedroom, and the stylist recommends the rooms with the most impact. On Ann Street the scope was two of the three bedrooms plus living, dining and the terrace, because the third bedroom already held the owner's own furniture.

Does home staging reduce days on market in Sydney?

Industry data shows staged homes sell significantly faster — RESA reports 73% less time on market. Goldpac tracks every home staging Sydney project against the suburb's days-on-market benchmark: this Earlwood semi sold in 22 days against a 49-day house average.

What styling suits a renovated semi in Earlwood?

Warmth, kept to a few pieces. A fresh white renovation needs colour that answers the house — here rust, ochre and terracotta taken from the face brick — and furniture scaled to show how a family uses each room rather than to fill it. Buyers should notice the new floors and joinery and still feel the house is lived in.

When is home staging not worth it for an Earlwood house?

When the sale doesn't depend on how the rooms live: a development or land-value sale, an off-market deal with the buyer already secured, or a house that still has trades on site. In those cases Goldpac recommends finishing the works first, or putting the money into repairs buyers will inspect, and staging only once the house is ready to show.
