The apartment on Gladstone Street had space, and nothing in it to prove it. One hundred and fifty-seven square metres, three bedrooms, two bathrooms and a north-facing covered balcony deep enough for a long lunch, in a full-brick complex of 48 built in 2000. Empty, all of it collapsed into one problem. From the front door, the entry, the living room and the dining area ran together as one long rectangle: sage-green carpet wall to wall, a picture rail at head height, a ceiling rose and fan in the middle, vertical blinds at the sliders. Buyers in a room like that stand in the doorway, call it a good size, and leave without knowing where the sofa goes.

It is a short walk to the Fennell Street light rail stop, with Parramatta East Public School nearby and Lake Parramatta Reserve close enough for a Sunday. The long room was the job. Empty, it read as a corridor with a ceiling fan. The stylist split it into three zones and gave each one an edge. At the balcony end, two linen-slipcovered sofas went in as an L on a large jute rug, around nesting oak tables, so the living zone is defined without a single wall. Along the side wall, a long, low oak media unit carries a wide forest canvas, a pleated paper floor lamp and sculptural pieces in stone and clay. From the doorway, that one horizontal line pulls the eye down the room to the glass and the trees, and the canvas gives the long wall the focal point it never had.

The dining zone went beside the balcony window: a white four-seater with cross-back chairs and a timber top, scaled to keep the walkway to the kitchen clear, yellow gladioli in a ribbed vase. An oak console at the entry gives the front door somewhere to arrive. Then the colour decision. The sage carpet stayed, so the styling stopped fighting it. Ochre cushions, a mustard throw and the yellow in the flowers make the green look chosen rather than inherited; oak, linen and jute fill the gaps.

The balcony took the opposite treatment. It wraps the corner of the building behind round white columns, tiled and covered, with tree canopy on two sides. Fill it and it shrinks. One small rattan setting went into the curve between two columns, an armchair, a two-seater with dark green cushions and a glass-topped side table, and the rest of the tiles stayed bare. A buyer sees somewhere to sit with a coffee and still counts every square metre around it.

Three bedrooms, three jobs. The main, with ensuite and mirrored built-ins, got an arched upholstered bedhead, mocha linen, rattan lamps, a shell chair under the shuttered window and a glass-topped desk beside an arched mirror: proof it holds a workspace without crowding the bed. The second went olive, with a textured cover and a botanical print. The third and smallest stayed pale, white linen, a dark olive throw, a mint bedside, so it reads as a bedroom a family would use rather than a box room.

A detail for anyone reading the console closely: the coffee-table book on it is titled Japandi Living, and it sits beneath a picture rail, in the same room as a ceiling rose. The apartment never had to pick an era to look good.

The install ran to the window. Furniture arrived at eight, and one stylist directed every placement and finished every surface personally: throws folded, books stacked, lamps on in all three bedrooms, flowers in the vase. By twelve the apartment was staged and camera-ready for the shoot booked straight after. No date moved, and nothing was left for the agent to tidy.
