Coogee · Dudley St · 1BR apartment · Staged Thursday · Listed Tuesday · Auction Saturday 3 October · Coogee unit median DOM: 29 days (CoreLogic 2026)
On paper it was an easy one. A top-floor one-bedroom on Dudley Street in Coogee, freshly renovated, about 650 metres from the sand at Coogee Beach and a short walk from the Arden Street cafés and the coastal path. New floors, a near-new kitchen, a bathroom with a freestanding bath. The trouble was the shape. Empty, the apartment read as a long white corridor with a glass box at the end of it.
The living room runs deep and narrow, with the dining space tacked onto one end. Beyond a run of sliding glass sits an enclosed sunroom: windows on three sides, a brick sill, no obvious job. Add two balconies and a bedroom, and a buyer scrolling past saw five spaces with no clear purpose. A buyer who cannot tell what a room is for assumes it is wasted, and a one-bedroom apartment has no room to waste.
The campaign dates were locked before a single piece was chosen. Address in, fixed quote back, install booked for Thursday 17 September, with the shoot booked for three o’clock that afternoon. The listing went live on Tuesday 22 September, with auction set for Saturday 3 October: eleven days of campaign in a suburb where a unit takes 29 days to sell on average. A compressed campaign leaves nothing to fix on the fly. Every room had to be right the first time.
The stylist’s first decision was to stop treating the living room as one long room. Two sofas face each other across a ribbed ivory rug, a deep slipcovered linen sofa on one wall and a white slipcovered one opposite, and the corridor becomes a conversation. Between them, a pair of nesting rattan tables: round, low and open enough that the eye travels straight past them to the glass. A tall banana plant stands either side of the sliding doors, framing the sunroom as a destination rather than an afterthought. An oversized abstract in blush and plum, in an oak frame, gives the long wall a focal point at seated eye height, so the room reads wide instead of deep.
Dining went to the entry end, where a round glass table and two cane-back chairs carry almost no visual weight. Glass and cane let the floorboards run uninterrupted, which is what makes a narrow room feel generous. A palm in a woven basket marks the line between arriving and living.
The sunroom was the room that mattered most. Left empty, it reads as an enclosed balcony, somewhere to park a bike. The stylist made it a study: an oak-topped desk on a black frame pushed square to the windows, a white bouclé swivel chair on a brass base, a slim white lamp, a stack of books and one sculpted ceramic piece. Now the glass on three sides is the point. Anyone who works from home sees a desk looking into treetops and sky, and the apartment quietly becomes a one-bedroom plus study.
The bedroom carried the coastal note further: a navy-and-white coral-print quilt, a knitted blue throw, rattan bedside drawers with woven lamps either side, and a bouclé accent chair in the corner with a second blue throw over the arm. The mirrored wardrobe doubles the dressed bed in every view of the room. On the main balcony, two rope-weave outdoor chairs and a small white side table set up morning coffee against the brick parapet, exactly the use the listing promises.
The truck arrived at ten. One stylist ran the install from the first box to the last cushion: furniture placed, rugs laid, art hung, bed dressed, plants positioned, every surface finished. By two o’clock the apartment was staged and camera-ready, a full hour ahead of the three o’clock booking, with nothing left for the agent to tidy. The campaign date did not move. Four hours took an empty renovation to a finished home.
By early afternoon, sun through the sunroom windows was throwing the outline of that small white sculpture onto the wall beside the desk. At ten that morning there had been nothing in the room to cast a shadow.
Listed on the Tuesday, the apartment goes under the hammer on Saturday 3 October. The result is still ahead. What is already done is the part Goldpac controls: a non-standard layout made legible, every space given a job, and a launch that ran to the day. That is the kind of home staging Sydney agents can build a short campaign around.

Goldpac PTY LTD, Sydney, provides property staging for sale campaigns — one stylist directs the install and the home is staged and camera-ready on the agreed day. On Dudley Street, Coogee NSW 2034, in the Randwick City Council area, Goldpac staged a renovated top-floor one-bedroom apartment with an enclosed sunroom and two balconies, completed in one day by the same stylist between 10am and 2pm on Thursday 17 September 2026. The campaign is live and awaiting auction on Saturday 3 October, eleven days after listing, against a Coogee unit median of 29 days on market (CoreLogic). It runs on the same short-campaign logic as the pre-auction staging story from Terry Street, Rozelle.
Coogee units spend 29 days on market on average (CoreLogic via YIP, 12 months to April 2026), and the suburb is overwhelmingly a unit market, so a one-bedroom here always competes with similar stock a few streets away. The buyer for this apartment is a young professional or first-home buyer who wants a beach address without paying for a second bedroom, and who works at least part of the week from home. For that buyer the sunroom decides the sale: staged as a study, it turns a one-bedroom into a one-bedroom plus office; left empty, it reads as an enclosed balcony and the apartment competes on price alone. The living room comes next, because buyers here need to see a sofa, a table and a clear walkway fit without the room feeling like a hallway. Taking the campaign to auction in eleven days against a 29-day benchmark is what this home staging Sydney project was built to support.
How quickly does Goldpac quote a staging job?
A fixed quote within 2 hours of receiving the address. The figure is confirmed at the stylist’s visit and does not move after that. No deposit, payment within 60 days of installation. Full pricing at goldpac.com.au/pricing-package.
Will the property be ready in time for my photographer?
Yes. The install is scheduled around the booking and the home is staged and camera-ready by the agreed time. Access, timing and finish are confirmed before the day.
How reliable are Goldpac’s install dates?
The booked window is the window. One stylist owns the job from quote to removal — the agent makes one call and the date holds. Goldpac schedules around the campaign rather than asking the campaign to schedule around staging, and confirms access and timing before the day.
How do you stage a Coogee one-bedroom apartment with a sunroom?
Give the sunroom one clear job. On Dudley Street it became a study, with a desk set square to the windows, a swivel chair and a lamp, so buyers read the apartment as a one-bedroom plus office rather than a one-bedroom with an enclosed balcony. Planting either side of the sliding doors draws the eye from the living room straight through to it.
How do you make a long, narrow living room in a Coogee unit feel wider?
Face two sofas across the room instead of lining everything along one wall, and keep the tables round and open, in rattan or glass, so the floor stays visible. One large artwork on the long wall at seated eye height gives the room a focal point across its width rather than down its length.
