A brand-new duplex is the hardest kind of empty. Nothing is wrong with it. The double brick is straight, the large-format tiles run without a break to the rear glass, the SMEG appliances have never been switched on. That is precisely the problem: nothing for a buyer to argue with, and nothing to hold onto either. On Junee Crescent the agent had five bedrooms, two separate living areas, a designer pool and a district view off the upstairs balcony — and rooms that photographed like a catalogue of finishes rather than a home.
A new build is not the easy job in home staging Sydney work. It is the exposed one. No period detail to lean on, no established garden, no obvious before-and-after — only furniture and where it is put.
The room that worried us most was the first one past the front door: a compact sitting space with windows on two adjacent walls and one corner opening straight onto the entry. Left bare, a room like that reads as a wide hallway with expensive tiles. Buyers walk through without stopping, and a room nobody stops in quietly subtracts itself from the count in their head.
So we gave it curves. A kidney-shaped bouclé sofa went in with its back to the entry wall, seat facing the light, and a round-backed armchair closed the opposite corner on the diagonal — no straight lines anywhere to fight the doorway. A round shag rug lifted the arrangement off the tile grid, and a glass coffee table on a crossed timber base kept the floor visible underneath, so the room still reads its full width. Gold-and-cream cushions, a brass domed floor lamp, an orchid in the corner window. It stopped being circulation and became the room where somebody takes a coffee before the rest of the house is awake.
The main living room needed the opposite treatment. Large, pale and open, with a linear fireplace set into a marble-look feature wall and black-framed glazing on two sides. Cool stone, cool tile, cool sky. Staged cream on cream it would have looked like a display suite, so we broke it with heat: a burnt-orange washed rug, two rust velvet armchairs facing the sofa across it, a round gold-and-marble table bouncing warm light back into the room. A brass globe lamp anchored the far corner where the two window walls meet — the exact spot where large rooms go dead in a photograph.
Zoning was the other job. Open-plan living flowing to the outdoor entertaining area sounds like a feature in a listing and looks like unresolved space in a picture. We set the sofa square to the fireplace rather than the windows, opening a clean channel from the living zone through to the kitchen island and out to the deck. From the doorway you now see three areas doing three different things in one frame.
In the kitchen and dining zone the curved oak island and stone waterfall bench already had the architecture. What they lacked was scale. We placed a glass-topped dining table on a solid timber base with six cane-backed chairs — cane because the weave puts texture into a room built entirely of hard surfaces, glass because a solid top would have swallowed the tiles and shrunk the space. A palm in the corner, white blooms in a ceramic vase, green apples in a timber bowl under the black wire pendants — colour placed where the camera needed something to land on at the end of a long room.
That only works when one person controls both ends. Goldpac staged this duplex and photographed it — same director, same brief, same day. The corner armchair in the front room sits where it sits because of where the lens was going to stand. The rug is that specific orange because the fireplace wall reads grey under available light and needed lifting. What went online is what buyers walk into: no disconnect at the door, no quiet deflation two steps inside the entry.
Kingsgrove rewards that control. The suburb sits 13 kilometres south-west of the CBD, station on the T3 line, M5 minutes away, Kingsgrove Road shops carrying the weekday traffic; the streets around Junee Crescent are quiet and high-sided, full of families who came for the schools and stayed. Buyers here compare new duplexes against each other constantly — two or three run at once — and presentation is the only variable that separates them. What can be said is that the property no longer looks like a builder's handover.
The one thing we could not improve on was already there: the pothos the builder had planted above the front balcony, trailing over the render between the upper windows. It was working harder than anything we could have carried in, so we shot the facade around it.
