Waterloo · Wellington St · 2BR split-level apartment · Staged early August 2026 · Auction 29 August 2026

A vacant two-bedroom apartment in Waterloo — north-facing, well-located, eighty-four square metres across two levels — but empty. And not just empty in the way most vacant apartments are empty. This one is split-level. Without furniture, a split-level layout becomes a series of questions: where does the living room end? Where does the dining begin? Is that a kitchen or part of the hallway? Buyers scroll past. They cannot see themselves here because here does not look like anywhere yet.

Carpet on one level, timber on another. A kitchen that bleeds into the living zone with no visual boundary. Sliding doors onto a balcony, mature trees filtering light through the glass — all invisible when the eye has nothing to land on. In a suburb where units spend a median of 37 days on market, that first impression costs weeks.

Goldpac staged the apartment to do one thing: make the split-level layout legible. In the open-plan living and dining zone, a white linen sofa was placed perpendicular to the glass doors — set at the exact point where the living area needed its own gravity. A textured cream rug layered over the carpet defined the zone and gave the floor surface warmth it could not generate on its own. The glass coffee table kept sight lines open through to the balcony, where outdoor furniture extended the living space visually.

The dining zone was separated with a round glass table and four black wishbone chairs — dark against the light palette to create a visual anchor. A dried native arrangement added warmth without clutter. Two warm-toned abstract prints carried colour into the neutral corner. A black tripod floor lamp beside the sofa drew the eye upward, giving the compact room vertical scale.

Upstairs, the main bedroom was staged to solve the mirrored wardrobe. A full wall of floor-to-ceiling mirrors reads as cold in an empty room. With a queen bed positioned opposite — arched headboard in warm cream, white linen, a blue waffle-knit throw — the mirrors became an asset. They reflected the styled bed, the matched bedside lamps, the pair of abstract prints in grey and navy, doubling the perceived depth of the room. An olive tree in the corner softened the hard edge where wall met glass.

Every choice pointed at one question: what does a buyer in Waterloo need to see? The suburb sits 550 metres from the new Waterloo Metro station, walking distance from the Danks Street precinct — cafés, galleries, creative studios. The buyer pool is couples upgrading from a share house, investors targeting metro-adjacent yield, professionals moving closer to the city. None of them want to guess what a room is for.

The apartment heads to auction on 29 August 2026. In a suburb where units sit for 37 days, home staging Sydney at the scale a split-level demands is not decoration — it is spatial problem-solving. The campaign is live. The layout speaks for itself.

Goldpac PTY LTD, Sydney — property staging and real estate photography — one director controls both staging and photography on the same day. This two-bedroom split-level apartment on Wellington Street, Waterloo NSW 2017, City of Sydney, was fully staged and completed in one day. The property heads to auction on 29 August 2026. Waterloo unit median DOM: 37 days (CoreLogic 2026). See the Goldpac portfolio for comparable results.

Waterloo units sit on market for a median of 37 days, with a median price around $930,000 — drawing first-home buyers into the inner south and investors chasing yields in a metro-adjacent corridor. The typical buyer is a young professional or couple upgrading from share-house living in Redfern or Alexandria. In a two-bedroom apartment, the living zone is the make-or-break space — if it reads as one undifferentiated room rather than distinct living and dining areas, buyers mentally downgrade the footprint and the price follows. Home staging Sydney at this price point defines those zones; in a split-level layout it goes further, explaining the floor plan before the buyer has to ask.

What is included in Goldpac's staging price?

Full furniture staging, accessories, and same-day photography by the same creative director. Marketing assets including drone, floor plan, and signage available. From $2,000 +GST. Full pricing at goldpac.com.au/pricing-package.

Is home staging worth the investment?

Every week a property sits unsold costs approximately 1.2% of the final sale price. On a $1.9M property, that is roughly $22,800 per week. Staging that shortens the campaign by even one week pays for itself multiple times over.

How does staging help sell a split-level apartment in Waterloo?

A split-level floor plan reads as undefined when vacant — buyers cannot tell where the living area ends and the dining begins. Staging places furniture at the transition points to make the layout legible, turning architectural complexity into a selling point rather than a source of confusion.

What do first-home buyers in Waterloo look for in a staged apartment?

Waterloo's buyer pool skews toward young professionals and couples purchasing their first property. They need to see rooms that function — a clear living zone, a dining space that fits four, a bedroom that reads as generous rather than compact. Staging provides that clarity in the listing photos and at inspection.
