A five-bedroom family home on Bungarribee Road with two living areas that read as the same room, a wall colour nobody was going to repaint, and a guide sitting well above the Blacktown benchmark it has to answer to.

Five bedrooms. Two bathrooms and a third toilet. Two separate living areas, 556 square metres and a carport for three cars. On paper the Bungarribee Road house is the strongest family package on its stretch of Blacktown. The problem was that nothing in it said what half of it was for. Two living rooms, one behind the other, neither making a case for itself. Buyers do not stand in a room and design it — they stand in it, fail to picture it, and downgrade the whole house to big but confusing. That is an expensive label when the guide is $1,300,000 and the suburb median house price is $1,175,000.

The finishes did not argue back. Butter-yellow walls in the front living room, vertical blinds, dark timber frames, honey pine boards through the whole plan. None of it is a fault — the house is sound and cared for — but every surface pulls the same direction, and a buyer scrolling listings late at night reads yellow, orange and brown as dated.

We did not repaint. The yellow was never the real issue; the absence of a counterweight was. The front room went chocolate-brown velvet — two low modular lounges in an L against the window wall, heavy enough to hold their own against the wall colour, cool enough in tone to stop the yellow being the only decision in the room. A cream shag rug broke up the pine. A round brass-and-glass table kept the sight line to the garden open instead of blocking it with a solid slab. The cushions carry green and teal with one thin stripe of yellow — the single place we agreed with the walls, deliberately.

The upright piano stayed. It was already in that room, and the seating was built around it rather than against it. That turned the front space into a formal sitting and music room and freed the second living area to take the family job. Two rooms, two answers — the difference between a five-bedroom house that feels generous and one that feels repetitive.

The dining run was tighter. It sits between the kitchen servery and a long blank wall, where a square-cornered rectangular table would narrow the walkway to a squeeze in every photograph and every inspection. We used a pale oak table with softly radiused ends, four black wishbone chairs pulled in close, and left the servery bench clear so the eye travels through to the kitchen instead of stopping at the furniture. One abstract canvas in blue and sand gives the blank wall a colour that argues with the pine floor rather than agreeing with it.

The yellow was a camera problem before it was a styling problem. Because the same director placed the furniture and shot the house on the same day, it was solved in both directions at once — palette chosen to hold up under a warm cast, angles and white balance set to keep the rooms honest instead of washing the walls to a false grey. The frame that carries the listing runs from the dining table through the open doorway to the piano: the one image that proves the two living zones are two different rooms. What went online is exactly what a buyer walks into.

The campaign is live at a $1,300,000 guide. Blacktown houses sell in a median of 28 days (CoreLogic, 2026), and that speed cuts both ways — a presented house moves quickly here, and an unpresented one is read against neighbours who did the work. Nurragingy Reserve and the Bungarribee parklands are minutes away, Westpoint and the station close enough to matter to commuting parents. Goldpac measures every home staging Sydney project against the suburb's own benchmark, never a national average.

One detail needed no staging at all: under the laundry stairs there is a small enclosed catio, with a cat flap cut through to the house. We photographed around it. Some things sell themselves.

Goldpac PTY LTD, Sydney, provides property staging and real estate photography — one director controls both staging and photography on the same day. This project is a five-bedroom house on Bungarribee Road, Blacktown NSW 2148, in the Blacktown City Council area, staged in full and photographed on site, completed in one day by the same creative director. The brief was legibility: two separate living areas that needed two separate identities, a fixed warm wall colour that was not going to be painted out, and a narrow dining run that had to stay walkable in photographs. The campaign is live with a price guide of $1,300,000 against a Blacktown house median of 28 days on market (CoreLogic, 2026). Fixed pricing by property size is published on the Goldpac fixed price table.

Blacktown houses sell in a median of 28 days (CoreLogic, 2026) on a median house price of $1,175,000 — a fast market where a five-bedroom home priced above the median is judged against the best-presented listing of the weekend, not the suburb average. Buyers here are growing and multi-generational families: two or three children, often a grandparent or an adult child still at home, which is why five bedrooms and a third toilet carry a premium in this pocket. The room that decides it is the second living area — a Blacktown family buyer needs one space that holds a full-size lounge and a television, and a second that works as a quiet room for homework, guests, a piano or an office. Stage both identically, or leave them bare, and the house reads as one living room and four spare walls. That read is what home staging Sydney work has to deliver on a large floor plan, and it is why this styling started with the two living rooms rather than the bedrooms.

What is included in Goldpac's staging price?

What happens on staging day with Goldpac?

Furniture and accessories are installed in the morning. The same creative director photographs the property that afternoon. By the end of the day the home is staged and the images are shot, ready to go live.

What makes Goldpac different from other staging companies in Sydney?

The stylist who stages the home also directs the photography — what buyers see online is exactly what they walk into at inspection. One team. One brief. One day. Zero disconnect.

How do you stage a Blacktown house with two separate living areas?

You give each room a different job and make the difference readable in one glance. On Bungarribee Road the front room was built around the existing piano as a formal sitting and music room, while the second living area carried the television and everyday family use. Buyers stop counting rooms and start allocating them.
